How it works

Enter the property price, your deposit and the share of the property the equity partner would take. The calculator subtracts your deposit and the partner’s contribution from the price to show the finance you would need, and sets out each party’s stake as a dollar figure and a percentage.

Shared equity lets you buy a property while a partner puts in part of the price and takes a share in return. That means less to finance and lower repayments for you, and it can bring ownership forward. This tool shows how buying an Equitifund property breaks down across your deposit, the partner’s contribution and your finance, so you can picture the deal before we talk it through.

Understanding your results

You will see the purchase divided three ways: your deposit, the equity partner’s contribution and the finance you would take out, each shown in dollars and as a share of the price. Add a rate and an indicative repayment on the finance portion appears alongside. These figures illustrate a structure only; the terms of any shared-equity arrangement, including how and when the partner’s share is repaid, are set out in the agreement itself.

Frequently asked questions

What is an equity partner?
A party that puts in part of the purchase price and, in return, holds a share of the property. That share, and how it is repaid, are set by the agreement.
Do I still need a deposit?
Usually yes, though a smaller one than buying alone. Enter your deposit and the partner’s share to see the finance that remains.
Who owns the property?
That depends on the structure. In many shared-equity arrangements you are the owner-occupier and the partner holds a financial share rather than living there. We will confirm the details for your arrangement.
How do I repay the partner’s share?
Commonly by buying it back over time, or settling it when you sell or refinance. The exact mechanism is in the agreement.
