Get an indicative gross and net rental yield from a property’s price, its rent and a few running costs.
Talk to us about property investmentEnter the property price and the rent it earns or could earn. The calculator divides annual rent by the price for a gross yield. Add annual costs such as rates, insurance, management and maintenance, and it deducts them to show a net yield as well.
Rental yield is a straightforward way to gauge how hard a property works as an investment: the rent it earns, measured against what it costs. This tool gives you an indicative gross yield from price and rent, then a net yield once you add the running costs, so you can compare Equitifund investment properties on the same basis. It is a guide for comparison, not a forecast of what any property will earn.
You will see a gross yield, which is annual rent as a percentage of price, and once you add costs, a net yield, which is rent less running costs as a percentage of price. Higher is not automatically better: yield is one part of the picture, alongside capital growth, location and your own goals. Every figure is indicative, based on the numbers you enter, and does not reflect any specific property or predict future income.
