How it works

Enter your income, your regular expenses and your current commitments, such as other loans and credit card limits. The calculator runs a simple serviceability estimate and returns an indicative amount you might be able to borrow, with the repayment attached to it. Adjust the figures to see how each one moves the result.

Knowing what you can borrow shows you which Equitifund properties are within reach. This snapshot uses your income, everyday expenses and existing debts to estimate what you might borrow, along with the repayment that comes with it. It is a planning tool to help you see your options, not a lending decision, and a full assessment can come back higher or lower.

Understanding your results

You will see an indicative borrowing amount and the repayment attached to it, based on the figures you enter. Read it as a starting range, not a ceiling or an approval. A lender weighs your full circumstances, applies its own criteria and tests your repayments at a rate above the current one, so your real figure can land either side of this. Use it to set a realistic budget, then confirm it with a proper assessment.

Frequently asked questions

Is this the same as a pre-approval?
No. A pre-approval comes from a lender after it assesses your situation. This is an indicative estimate to help you plan.
Why do lenders test a higher rate?
To check you could still manage repayments if rates rose. That buffer is why your assessed capacity is lower than the current rate alone would suggest.
Do credit cards really matter if I pay them off?
Yes. Lenders generally assess the full card limit, not the balance, so a high limit reduces your capacity even at zero owing.
How can I improve my borrowing power?
Common steps are reducing or closing unused credit limits, paying down other debts and trimming discretionary spending. We can point to what matters most for your situation.
Why might a lender offer more or less than this?
Every lender calculates capacity a little differently and weighs income, expenses and debts in its own way, so figures vary between them.
